Chances are the NS in your neighborhood has a long track-record that gets her/him listings without much additional effort. They have probably been there for decades. Because they are so well known, they may no longer need to get you the highest price or give above-and-beyond service to continue getting business and referrals. In those cases, results could end up lacking. Knowing a neighborhood's street names and home models by memory, in our opinion, won't help an agent sell a house for the highest price. Sometimes decades-old experience can be just that: old and outdated. No matter who you work with, don't settle for crooked cell phone photos of messy rooms, poor descriptions full of Fair Housing violations, no calls or meetings after business hours, or worse, an agent who doesn't know how to efficiently use current technology.
